Nisha Franklin of From Where: Why Shoppable Experiences Are the Future of Short-Term Rentals

Guests don’t just want a bed and a roof anymore. They want a stay that feels curated, photographed, and worth remembering, right down to the throw pillows.

That’s exactly what I explore with Nisha Franklin of From Where on a recent episode of my podcast, LUXEtalk. Nisha shares how she and her team turned that shift into a platform, and what it means for anyone who owns, manages, or designs a property.

Here’s a preview of that episode:

Why I Had This Conversation

I’ve watched the short-term rental market change fast. What used to be a simple transaction—a place to sleep—has become something guests judge like a five-star review waiting to happen.

That’s why I wanted to talk with Nisha. She co-founded From Where, a platform that turns short-term rental design into something guests can actually shop, not just admire.

Nisha’s background is in global brand marketing, and she brings that lens to hospitality. Her platform helps hosts and interior designers turn everyday boutique hotel experiences into something guests can shop, not just admire, while giving guests an easy way to buy the pieces they fall in love with during a stay.

Our conversation sits right at the intersection of design, hospitality, and revenue: three things I think about constantly in my own work. Short-term rentals and boutique hotels are now being reimagined as design-forward, revenue-generating spaces rather than just places to sleep.

Spotting a Real Market Need

One of the first things I asked Nisha was how she knew From Where was more than just a good idea. Her answer was refreshingly practical.

She and her husband, who she describes as a serial entrepreneur, didn’t rush to build. They polled their audience, leaned on existing networks in the short-term rental space, and talked to as many hosts as they could find before writing a line of code.

That validation step mattered. From Where launched first for boutique hotels and Airbnbs, then expanded once interior designers and stagers started asking for the same tool.

The lesson I took away: test the idea with real people before you build around it.

Design as a Revenue Strategy, Not an Afterthought

Nisha pointed out that hosts often treat design as something to handle at the very end: a bed here and a couch there, thrown together without a plan. She was blunt about where that leads.

“For short-term rentals, there are designers that work in the space, as you know, I’m sure. Specifically for that high turnover, people are coming in and out. These things need to go into the plan from the beginning, and it’s part of the strategy because people are booking places for the experience. They’re not just booking it because they need a place to stay. They want it to be better than their own home.”

That changes the design aspect entirely. It’s not decoration but a driver of bookings, reviews, and repeat guests. As someone who works with luxury vacation rentals and the buyers behind them, I see this play out constantly. The properties that treat design as strategy are the ones that hold their value and their occupancy rates.

Turning a Beautiful Space Into a Passive Income Machine

Naturally, I wanted to know what it actually takes to make this work for a property owner. Nisha walked me through it, and it’s simpler than I expected.

A host or designer signs up, and From Where does the heavy lifting. The team pulls items directly from listing or staging photos, builds a shoppable experiences storefront, and sends it back for review. Owners can swap out items, remove things they don’t want featured, and approve the final version before it goes live.

The upside grows with the number of items on the storefront, since more products mean more chances for guests to purchase and for hosts to earn a commission. It’s a genuinely passive layer of income sitting on top of a property that’s already generating design fatigue for less prepared owners.

What Guests Actually Want to Buy

I asked Nisha what surprises hosts most about what sells. Her answer came back to something every traveler understands: sleep.

“I think something that stands out is the sleep experience because that will make or break a vacation. If you have an amazing night’s sleep, everything seems better once you’re well rested.”

That insight ties directly back to how From Where got its name. Nisha and her husband slept on an especially comfortable bed in Hawaii, woke up amazed, and realized guests were having that same reaction to mattresses, bedding, towels, and linens across every property on the platform. Guests get to test these items in real life before deciding to bring them into their own homes, which is part of what makes the model work.

What Changed for Me After This Conversation

Talking with Nisha changed how I think about design in my own work with clients searching for luxury properties for sale in Washington. Design has never just been a finishing touch. It’s part of how a property performs, whether that’s a full-time home or a rental someone books for a long weekend.

The same thinking applies to passive income opportunities built into a property after the sale closes. A well-designed home doesn’t stop earning its keep once the mortgage is signed.

Nisha also reminded me that entrepreneurship rarely comes with a blueprint. There was no existing category for what she and her co-founder were building—no one to explain the model back to them.

“It’s like that net’s not just going to be there. You have to be willing to jump in and fail and do all the things, and I think it’s rewarded when you take bold acts of faith.”

That’s a mindset I carry into my own business decisions now: validate what you can and then be willing to move before every detail is figured out. If my conversation with Nisha Franklin of From Where taught me anything, it’s that the most valuable revenue streams are often sitting in plain sight, waiting for someone to notice them.
