  • Clear all unnecessary objects and furniture throughout the house, including personal photos
  • Keep decorative items to a minimum. The less “clutter,” the better!
  • Keep all bathroom and kitchen counters free of clutter and wiped down
  • Rearrange or move furniture if a room seems full
  • Patch and repair paint as needed
  • Clean carpets and draperies if necessary
  • Be sure items are stored neatly in cabinets and closets are not stuffed full
  • Keep everything in the bathroom tidy, cleaned and wiped down
  • Clean all windows and mirrors
  • Pay attention to any offensive odors – pet and smoking odors can be offensive to a potential buyer. Air out, freshen & use candles
  • A clean and tidy house shows the best
  • Maintain a comfortable temperature
  • Leave some lights on during showings and have soft music playing

Outside

  • Remove all garbage cans, discarded wood, trash or any other unnecessary items from the yard and surrounding areas.
  • Check gutters and/or roof for dry rot. Make sure gutters are free from leaves and debris.
  • Inspect all plants, prune bushes and trees. Keep plants from blocking the windows.
  • Keep lawn freshly cut and fertilized.
  • Make sure all flower beds are nicely manicured.
  • Trim all shrubbery, remove dead branches from trees, and remove/replace any old or dying bushes
  • Clear patios and decks clear of clutter
  • Dress your patios/decks up with some fresh flowers
  • Keep the driveway and walkways swept & hosed clean
  • Check the paint condition of the house – curb appeal matters!
  • Clean the windows. This is something that buyers really notice!
  • Thoroughly clean all your outdoor and patio furniture
